Good Morning🌞 Everyone,
Hope you are all enjoying the mild winter temperatures. We have using these warmer temps to get some of our outdoor chores done. We are usually stuck inside working this part of the year, so we have been fortunate. Only 15 weeks until Memorial Day 2020!!
👨‍⚖️The Board of Directors 👩‍⚖️ Meeting for Saturday, February 15th is cancelled; however, the Board will be meeting for a closed work session.  If you have an Owner Suggestion for the Board of Directors to review, please forward it via email to manager@spinnakersic.com
🌊Polar Bear Plunge🌊 Weekend is February 14th-16th, click HERE for more information
👷‍♂️Window Tinting👷‍♀️:  Owners’ have asked about window tinting for the ocean side windows.  If you are interested in having this done before the season begins, please contact me.
we are going to set up an appointment with South Jersey Window Tinting to come down, measure and provide estimates based on being done as a group.  The approved tint samples can be seen in the office.  If you are interested in getting an estimate, pleasecontact the office before February 18th to be placed on the list.  To all Owners that have had it done already; the Board has approved a darker tint than originally approved in 2013.
🚧For all Owners that travel Route 49 or 347 🚧to the Spinnaker and pass through Woodbine; beginning February 10th until May 2020 the infamous 4-way stop will be under construction.  The sign posted says to “expect delays” when passing through.  The 4-way is being replaced with a round-about to help eliminate the back-up of traffic and make it a safe area to travel.

Hello Everyone!

We miss you all so much and the fall is almost history. The first day of winter is almost here and you can sure tell. Hopefully, you are all enjoying the holiday season and spending time with family and friends.

Wishing you all a wonderful Holiday Season!!!

Administrative Update:

👨‍⚖️There will be no December Board meeting this month.

📫January Maintenance Invoices have been sent out along with a letter from the General Manager.

🛎Office holiday hours. Keep an eye out for changes in the office hours if your waiting for holiday deliveries. Please give us a call or email us if there is something we should be on the lookout for.

📞Spinnaker Owner Directory is now available! 106 people signed up to be included.  Check it out here.

Building Update:

🔥Heat Check are complete. Everyone should have their heat set at 55*F. Please remind visitors including contractors to set the thermostats to the appropriate temperature before they leave.

 Heating and Air Conditioning units:

Due to new government regulations, the equipment that heats and cools the residential units at the Spinnaker is no longer available. New equipment is currently being manufactured that will meet these new standards. However, we have been told there are only about 10 units available in our area.  After the 10 are gone, if an order is placed for equipment, there will be a 25 week wait time for delivery. We strongly suggest any owner that has a system that is 8 yrs or older should consider speaking with your HVAC provider ASAP.

**the new equipment may require a different breaker and larger wire to be installed by an electrician.

safety switch for clogged condensate lines:

We have had issues with clogged drains from AC units, which can potentially cause water damage to your unit and units below you. We have had success with what is called a safety switch, which if the drain were to clog, the switch will shut the unit off before any water damage is done, and a service person can then come over to clear the drain. The cost of this safety switch is approximately $220 installed.

We just wanted to make you aware of this device so that anyone who would like to look into this or have it installed as a preventative measure can do so before the busy season.

** Obviously please consult your licensed HVAC person for more details**

👷‍♂️We have put our noses to the grindstone down here at the shore and are  to keep the building in great shape.

🎉 We are excited to  announce that we have two new staff members. They are Joe and Colleen. If you should see them working around the building give them a warm Spinnaker Welcome.

🚗Garage Clean Out will begin today. All items not removed will be removed and discarded . This includes but is not limited to bikes, chairs, wagons, and beach toys.

Building update:

Water shut off valves:

We would like to take this time to remind folks to please pay careful attention to your water shut off valve. It should open and close easily. If it is not easily movable, or you are noticing rust or fatigue, please contact a licensed plumber who can assess it and make recommendations for repair or replacement. Should you need to replace your valve a remodeling application needs to be filled out and submitted to the manager as the entire buildings water will need to be shut off for installation.
